The upkeep of your property is extremely important to Bespoke Realty. We treat it as if it’s one of our own. Before the tenant moves in, we conduct a thorough Ingoing Property Condition Report, noting the condition and cleanliness of every aspect of the property. This inspection is used as a standard of comparison throughout the rental agreement.
We undertake routine inspections of the property after the first six (6) weeks of the tenancy and then every three (3) months in accordance with the Residential Tenancy Act.
We look for any damages or out-of-the-ordinary wear and tear that we think requires attention. We will send through all this information from inspections and should there be an area of concern, will work with you to come up with
the best maintenance solution. -

Maintaining and repairing the property is something that all parties must be involved in. There are different responsibilities for both tenants and owners. Should any more clarification be needed, then please do not

As the owner it is your responsibility too:Organise any repairs to the property.
Ensure that property is ‘hazard free and safe’ to live in.
Meet stipulations of legislation surrounding pools, Smoke alarms and RCD regulations and Corded Internal Window Covering Regulations.
Meet the minimum security standards of the Residential Tenancies Act, which are viewable at commerce.wa.gov.auThe tenant’s responsibility is:
Pay rent on time and without delay
Maintain the property at the same level as when they leased the property
Report any damages to the property when they occur
Payment of utilities including power, gas and water consumption

As the owner of the property you have the final say.
Bespoke Realty will be in contact before the lease is due providing information on the current tenancy and the intent of the current tenants. We will also give further market analysis that could help you decide whether or not to renew the lease or at what price to renew the lease at. The final decision lies with you as the owner, and you are well within your rights to give the tenant notice to vacate the property at the end of the lease without a specific reason.

If a tenant needs to “Break” their lease, they must make an application in writing. From here, we will contact you and discuss the options available. We will work with all parties to secure a new tenant as quickly as possible and with as little disruption to your rental return as possible.

Although we like to believe that tenants never fall into arrears, this is unrealistic. Just like property owners, sometimes life gets in the way, they experience a job loss, health care expenses or vehicle costs.
If a tenant falls into arrears, we make contact immediately and find out what’s happening.
From here, we follow the Residential Tenancy Act and make sure you are covered for any potential insurance claim however the priority is working with the tenant to get them back on track. This is done with in depth conversations with you as the owner as it is important to ensure that you are not going to suffer in this circumstance.
In some cases, it will be necessary to follow through the process of evicting the tenant however, this is done by following your instructions along with the requirements of the Residential Tenancy Act and working to re-lease the property as soon as possible.

You may sell your property at any time whilst being leased. However, any fixed-term lease that has been put in place is guaranteed to your tenant. This means if you sell your property and the new owner wishes to move in, they must wait until the tenancy is finished unless the tenant agrees otherwise.

There are several different insurance types you should look to get to cover yourself as the owner of the property.
Landlord, Building, and Contents insurance all protect you from financial loss if unforeseen circumstances arise. Whilst we will assist you in any way we can, we strongly recommend that you seek further advice on various insurance policies from qualified insurance agents.
Unlike other agents, we do not accept any form of referral benefits and ensure that any if any discount / benefit is given, it is given directly to you as the client. However, we do strongly recommend using a Landlord Specific policy for Landlord insurance as in our experience, have found it to cover more than the “standard” insurers. We are happy to provide further details with you.
